The Owner began the project with a tight budget and no contingency. Full collaboration with the Mayo Clinic team in Austin, BWBR Architects, and major subcontractors enabled us to develop a plan to build an efficient contingency for the project. As a team, we reviewed more than 96 items totaling $1.75 million in value. 65 of these options, which totaled $1.25 million, were accepted by the owner. This resulted in a direct reduction of the GMP in the amount of $1.25 million, not only solidifying the owner’s contingency but also the budget for furniture and equipment.
